Job Description

This position supports the work of the Y, a leading nonprofit, charitable organization committed to strengthening community through youth development, healthy living, and social responsibility. The Property Director at the Bath Area Family YMCA intentionally fosters a cause-centered culture that is welcoming, genuine, hopeful, nurturing, and determined while also overseeing the maintenance and improvement of all 3 branches of our YMCA facilities as well as vehicles.

Qualifications

Minimum 21 years old
•5 years of experience in building operation and supervision of maintenance staff.
•Knowledge of HVAC, electrical and plumbing systems, carpentry, fire safety codes & regulations, electrical and mechanical systems and other maintenance-related areas.
•Preferred 2 years of experience of pool health requirements and operation of pool equipment.
•Certified Pool / Spa Operator Certification (CPO) required within 120 days of employment.
•YMCA Team Leader certification preferred.
•CPR, First Aid and AED certifications required within 30 days of hire.
•Skills in supervision, budget management and project management.
•Excellent verbal and written communication skills.
•Must be available to respond to emergency facility calls during off-hours including evenings and weekends when needed.
•Solid computer skills and knowledge of Microsoft Suite preferred.
•Ability to respond to safety and emergency situations.

Essential Functions

Maintains clean, safe and properly operating buildings, grounds systems and equipment in compliance withall branch and association policies and local, county, state and federal laws and regulations.

2. Oversees all staff including housekeeping and property teams

3. Checks pool conditions, adjusts chemicals and temperature, and performs pool equipment maintenance as needed in conjunction with the Aquatic staff team.

4. Recruits, hires, trains, develops, schedules and directs personnel and volunteers as needed. Reviews and evaluates performance. Develops strategies to motive staff and achieve goals. Model relationship-building skills in all interactions.

5.Manages a preventative maintenance program that maximizes the useful life and efficiency of allmechanical infrastructure systems, electric, ventilation, HVAC, pool and any additional equipment or propertyassigned to the branch(s).

6.Must be a hands-on leader to perform basic to complex maintenance duties to ensure the building’s equipment and property are in good operating condition, including conducting minor electrical and plumbing repairs, equipment repairs and maintenance (including pool and HVAC), carpentry and painting.

7.Provides overall coordination of facility and vehicle maintenance, including planning and developingpreventative maintenance and ensures that assigned vehicles and other equipment are well maintainedand operated in accordance with the policies and procedures of the YMCA.

8.Completes repair work and projects in a timely manner. Oversees all contractors that work in the facilityand grounds. Provides scope of work, request and review bids, review and approve contracts, andrecommend selection of contractors.

9.Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local,state and federal regulations related to facilities and grounds.

10.Hires and oversees all vendors working in facility and grounds. Provide project scope of work for vendorbids.

11.Manages all capital-building projects.

12.Maintains long- and short-term Repair & Replacement plans for the branches.
12.Ability to check blueprints, repair manuals or parts catalogs as necessary.
13.Develops an annual maintenance and property improvement budget and controls maintenance expendituresto the limits of that budget.
14.Responds to all member and community inquiries and complaints in a timely manner.
15.In conjunction with Association Board Facility Committee, develops and annual plan of capital and facilityprojects, consistent with the YMCA’s strategic plan and facility needs.
16.Adheres to all policies, rules, and regulations as outlined in employee handbook and other communications.Obtain and maintain required trainings.
17.Actively participate in all required meetings and trainings including but not limited to leadership staffmeetings, community events and all project and committee meetings.
18.Develops relationships with experts and identifies resources that serve to advance facility needs andobjectives.
19.Works in conjunction with Development team to leverage relationships with vendors to support annualfundraising efforts.
20.Performs other duties as assigned
